As conveyancers, they should (depending on the state legislation)

  • Review the contract
  • Arrange exchange
  • Arrange stamping or First Home Stamp Duty exemption.
  • Make enquiries to the Local Council, Water Authority and Office of State Revenue (Land Tax) to ensure there is no money owing on the property. The cost of these enquiries will be included in the quote.
  • Calculate rate adjustments
  • Arranging Settlement with owners solicitors and mortgagee (if applicable).
  • Attending Settlement, reviewing documents at settlement to ensure mortgages are discharged.

 You can then give your conveyancer a review depending on their level of service.
